Charlie O’Neill brings sharp strategy, straight talk, and a wide-ranging knowledge of the Greater Boston real estate market. Whether guiding a home sale or purchase, he brings practical solutions, honest advice, and a calm, steady approach—helping his clients cut through the noise and make smart, confident decisions they feel good about. His real estate career began in 2011, when he launched Watch City Real Estate LLC—an independent rental shop sharing space with an attorney in the historic Waltham Watch Factory. Over the next decade, he built the firm into Charles River Properties LLC, a respected boutique brokerage that handled residential and commercial sales and leasing throughout Greater Boston. Under his leadership, the company ranked for three consecutive years among the top 6% of all Massachusetts brokerages by sales volume.

Charles has successfully represented an exceptionally diverse portfolio of properties, ranging from single-family homes in Waltham to luxury condominiums in Boston’s Back Bay, from commercial condos and mixed-use buildings to an 8,500-square-foot contemporary estate in Weston. He thrives on variety—whether guiding a first-time buyer through their first offer or helping a seasoned investor navigate a multifamily acquisition. He’s also widely known for his expertise in residential leasing and property marketing. A founding member of the Charles River Group of Mass Landlords Inc., Charles has long been an advocate for housing policy improvements across the region.

Before real estate, Charles led marketing and strategy for investment firms and financial services companies, launching new funds and advisory platforms and helping clients connect with investors in meaningful ways. Earlier still, he worked as a journalist and sports talk show producer for one of Boston’s leading radio stations, cutting his teeth on tight deadlines, sharp interviews, and the art of telling a story that keeps people listening.

Beyond his brokerage work, Charles is a hands-on property owner and investor. He has owned and managed rental condominiums in Belmont and New Hampshire, a two-family and a multi-unit development project in Belmont, and a historic property in the Monadnock region of  New Hampshire. His personal investment experience gives him practical insight into renovations, income properties, and long-term value creation—insights he shares with his clients.

Charles holds a Bachelor’s degree from Northeastern University’s College of Liberal Arts and has more than 14 years of real estate experience.

When he’s not working, Charles and his wife explore New England and beyond in their motorhome, chasing quiet lakes, winding back roads, and the occasional perfect slice of pie. His travels have also taken him farther afield, from touring in Asia to biking between Berlin and Prague to volunteering on a Mediterranean dolphin research expedition.

Ray attended Bethel University in St. Paul, MN, and after college, started working for the Commonwealth of Massachusetts.  Originally working in the Fitchburg area, Ray was promoted to a position that had a state-wide reach and moved first to Newton and then to Jamaica Plain in Boston.

In addition, Ray has been an active member of the Greater Boston Association of Realtors® and the Massachusetts Association of Realtors®.  He has served as a committee member for both organizations. Ray aligns his commitment to community with his belief in charity contributions, consistently donating to local churches, St. Jude Children’s Hospital, and various veterans and refugee organizations.

Personal Information: Ray Stockwell has worked in various capacities in Sales and Customer Service over his career.  As an entrepreneur, he has started two successful independent companies and is a co-founder of ZipperAgent, a real estate technology company.

Ray lives with his wife of over 40 years, Carmen, in Jamaica Plain, where they raised two children, both of whom are in the teaching profession.  One in the Boston Public Schools and one in the Arts in Cyprus.  They are the proud grandparents of three. A frustrating experience as a first-time homebuyer inspired me to earn my real estate salesperson license—and I’ve been committed ever since to creating a calm, even joyful, homebuying and selling process for my clients.

I began my real estate career in 2001 with Coldwell Banker Residential Brokerage in Winchester, and I’m proud to have returned to my roots as part of the Coldwell Banker Charles River Properties Group.

Born in Worcester and raised in Needham, Pat is a lifelong Massachusetts resident who brings deep local knowledge and a genuine love for the area to every client interaction. Now based in Waltham, she proudly owns a two-family home and embraces all things New England—from snowblowers and L.L.Bean boots to Cape Cod weekends and cheering on the Patriots.

Pat began her real estate career in 2015 after a successful 30-year journey in corporate America, where she held leadership roles in sales and customer service, ultimately serving as Director of Customer Service.
